Home HVAC Replacement Guide for California Homes

Replacing an HVAC system is a significant investment — typically $5,000 to $15,000 or more depending on the equipment and home. Done right, it improves comfort, lowers energy bills, and gives you 15 to 20 years of reliable service. Done wrong, it creates problems that follow you for years.

Here's what California homeowners need to know before replacing their HVAC system.

Know when it's time. Most central AC systems last 15 to 20 years. Furnaces last 15 to 25 years. If your equipment is approaching or past those ranges, or if you've had multiple repairs in recent years, replacement is worth considering even if the system is still running.

Understand California's efficiency requirements. California has some of the strictest energy efficiency standards in the country. New AC systems must meet minimum SEER2 ratings. Your contractor should be familiar with current state requirements and help you choose compliant equipment.

Don't skip the load calculation. The right system size depends on your home's square footage, insulation, window area, ceiling height, and local climate. A contractor who sizes your new system based on the old one's capacity — without doing a Manual J calculation — may install equipment that's too large or too small.

Inspect the ductwork first. If your ducts are leaky, undersized, or poorly designed, a new system won't fix the comfort problems. Ask your contractor to inspect the ductwork and address any issues as part of the replacement project.

Compare efficiency tiers. Higher-efficiency equipment costs more upfront but less to operate. In a hot climate like the Central Valley, the payback period on a higher-SEER unit can be surprisingly short. Ask your contractor to estimate annual operating costs for each option.

Ask about rebates. California utilities and the state government offer rebates on high-efficiency HVAC equipment. Your contractor should be able to identify rebates you qualify for and help you apply.

Get multiple bids. For a project this size, two or three written quotes are worth the time. Compare what's included — equipment, labor, permits, ductwork, disposal — not just the total price.
