Best HVAC Maintenance Checklist for California Homes

Regular HVAC maintenance is the most cost-effective thing you can do to protect your heating and cooling investment. A well-maintained system runs more efficiently, lasts longer, and is far less likely to break down on the hottest or coldest day of the year.

Monthly tasks. Check and replace the air filter if needed. Clear any debris from around the outdoor unit. Make sure all supply and return vents are open and unobstructed.

Spring tasks (before cooling season). Schedule a professional AC tune-up. The technician will clean the evaporator and condenser coils, check refrigerant levels, test electrical connections, lubricate moving parts, and verify that the system is operating correctly. This is also a good time to check the condensate drain line for clogs.

Fall tasks (before heating season). Schedule a furnace inspection and tune-up. The technician will inspect the heat exchanger, clean the burners, test safety controls, check the flue, and verify carbon monoxide levels. Replace the air filter before heating season begins.

Annual tasks. Have the ductwork inspected for leaks. Check insulation around ducts in unconditioned spaces. Test smoke and carbon monoxide detectors. Review the thermostat settings and consider upgrading to a programmable or smart thermostat if you haven't already.

Signs that something needs attention now. Unusual noises, reduced airflow, warm air from the AC, cold spots in the home, or a significant increase in energy bills all warrant a service call rather than waiting for the next scheduled maintenance visit.
