Guide to HVAC Replacement Estimates

An HVAC replacement is one of the larger home improvement expenses most homeowners face. Understanding what drives the cost and what to look for in an estimate helps you make a confident decision.

What affects the cost. Equipment brand and efficiency rating are the biggest factors. Higher-efficiency systems cost more upfront but less to operate. The size of the system (measured in tons for AC, BTUs for furnaces) affects cost. Labor rates vary by contractor and region. Ductwork repairs, permits, and disposal of the old equipment add to the total.

What a complete estimate should include. Equipment (brand, model, efficiency rating), labor, permits, refrigerant, disposal of the old unit, any ductwork repairs identified during the assessment, and the warranty terms for both equipment and labor.

Red flags in an estimate. A single-line total with no breakdown. No mention of permits. Equipment listed by capacity only, with no brand or model. A price that's significantly lower than other bids without explanation.

How to compare multiple estimates. Make sure each estimate covers the same scope of work. Compare equipment efficiency ratings, not just prices. Check warranty terms. Verify each contractor's license and insurance.

Ask about rebates. California utilities and the federal government offer rebates and tax credits for high-efficiency HVAC equipment. A knowledgeable contractor will identify what you qualify for and help you apply.
